Despite the challenging market environment, yesterday the Skytian team fully exited our second Tampa investment, a 20-unit 5-building waterfront community in Dunedin acquired in May 2021.
The 20 all-waterfront condos cost $240,000/door. With strong demand for these rare all-waterfront 2-beds, all units individually sold 2 years later for an average $400,000/door with 60% net IRR to LPs after executing value-add plan.
