Oasis at Clearwater to deliver 70%+ IRR

Our first multifamily project in Florida is under contract to be sold.  We acquired OCW 13 months ago for $6.85m, implemented an improvement plan with a $350k budget and raised rents by 28%.  Based on shareholder vote, we are now officially under contract to sell this asset for $12.85m, to deliver 70%+ IRRs to our investors upon closing in May.    

Our team has spent the past 5 years patiently researching many asset classes and multiple real estate sectors, investing in assets as wide ranging as single families, small multi-families, short-term rentals, mortgage funds, even farmland.  I have personally driven 50,000 miles since the start of the pandemic to see first hand the top markets across Canada and the US.  We have found the “Holy Grail” asset class in US multifamily for these seven reasons. 

Compelled, we are following our book’s advice: C6: Be Patient, Be Bold, and in the past year Skytian has increased our multifamily assets under management from $1m to $53 million.
